As an ongoing recruitment effort, Trafalgar Birdhaven is in search of a dynamic candidate with a passion for the property industry to join our team as a Building Manager. This position will be based at one of the buildings managed by Trafalgar Property Management.
The Building Manager is responsible for the seamless operational management, presentation, safety, and service excellence. The role requires a highly professional, service-driven individual who can oversee all building operations, contractors, facilities, staff, compliance requirements, and resident relations while maintaining the prestige and reputation of the building. The Building Manager acts as the primary on-site operational leader and ambassador of the property, ensuring that every aspect of the property reflects excellence, sophistication, efficiency, and discretion.
Key Responsibilities
Operational Management
- Oversee the day-to-day operations to ensure optimal functionality and presentation.
- Maintain exceptional standards across all common areas, facilities, and resident-facing spaces.
- Conduct regular building inspections and proactively address operational or maintenance issues.
- Ensure all building systems operate efficiently, including, lifts, lighting, water systems, generators, security systems, and backup infrastructure.
- Develop and implement preventative maintenance schedules.
Resident Experience & Service Excellence
- Deliver a five-star resident experience aligned with top-class standards.
- Build professional and trusted relationships with residents, owners, tenants, and stakeholders.
- Respond promptly and professionally to resident queries, complaints, and requests.
- Ensure resident communication is timely, clear, and solution-focused.
- Foster a welcoming, discreet, and service-oriented environment.
Contractor & Supplier Management
- Manage all service providers, contractors, and maintenance vendors.
- Monitor contractor performance, service quality, and SLA compliance.
- Coordinate all scheduled maintenance and project work.
- Ensure all contractors adhere to site rules, health & safety regulations, and presentation standards.
- Obtain quotations and assist with procurement processes where required.
Facilities & Maintenance Oversight
- Oversee maintenance operations including electrical, plumbing, landscaping, cleaning, refuse management, and general repairs.
- Ensure all facilities are maintained to premium standards.
- Monitor and manage maintenance budgets and expenditure controls.
- Coordinate emergency repairs and incident response procedures.
Health, Safety & Compliance
- Ensure compliance with all applicable legislation, municipal regulations, and building compliance requirements.
- Maintain health & safety standards throughout the property.
- Oversee emergency preparedness procedures and risk management protocols.
- Ensure compliance documentation, certifications, and inspections remain current.
- Manage incident reporting and corrective actions.
Security & Risk Management
- Work closely with security providers to maintain a safe and secure environment.
- Monitor access control, CCTV systems, incident management, and security procedures.
- Ensure security protocols align with the standards expected within a residential environment.
Financial & Administrative Management
- Assist with budgeting, cost control, and operational reporting.
- Monitor operational expenses and identify efficiency opportunities.
- Maintain accurate maintenance records, contractor documentation, and operational reports.
- Support the preparation of management reports for trustees or ownership structures.
Team Leadership
- Lead and manage on-site operational staff where applicable.

Qualifications & Experience
Essential
- Minimum 5 years’ experience in building, facilities, or property management.
- Experience within luxury residential, hospitality, or premium mixed-use environments.
- Strong understanding of building systems and maintenance operations.
- Knowledge of health & safety and building compliance requirements.
- Proficiency in Microsoft Office and property management systems.
- Project management exposure.
- Contractor and vendor management experience.
Preferred
- Relevant qualification in Property Management, Facilities Management, or Engineering.
- Experience managing high-end residential developments.
