About the Project:
Invelaphi Group, in partnership with K3M Engineering Group, is delivering a high-value HVAC replacement project at the ATNS System Support Suite (SSS) Building at Cape Town International Airport. We are looking for a skilled BMS & Controls Engineer to lead the design, installation, and commissioning of the building management and control systems.
The Role:
You will be responsible for the full scope of control and instrumentation, from specifying and programming the PLC, to integrating the system with the cloud and a custom Android application. You will work closely with the Project Manager and Electrical teams to ensure a seamless, integrated system compliant with the tender specifications.
Key Responsibilities:
- System Design & Integration: Design and implement BMS solutions for HVAC equipment (CRAC, VRV, ducted units) using the specified PLC hardware (e.g., Wago, Siemens) and software .
- Protocols: Integrate various devices using industry-standard protocols such as BACnet/IP, Modbus RTU, and Modbus TCP/IP .
- SCADA & IOT: Configure the SCADA server and the IOT gateway to transmit data to a cloud database (AWS/Azure) .
- Application Layer: Participate in the development and integration of the REST API and the Android application.
- Testing & Commissioning: Conduct Factory Acceptance Testing (FAT) and Site Acceptance Testing (SAT) of the entire control system .
- Documentation: Prepare comprehensive "As-Built" drawings, wiring diagrams, software configurations, and O&M manuals .
Minimum Requirements:
- Qualification: BEng / BSc / BTech in Electrical, Electronic, Mechatronic, or Mechanical Engineering .
- Experience: Minimum 10 years of experience in building management systems or industrial controls .
- Technical Skills:
- Deep knowledge of HVAC and controls principles .
- Experience with Niagara Framework or Tridium (Highly advantageous) .
- Experience with PLC programming (e.g., Wago, Siemens) .
- Proficiency in BACnet, Modbus, and MQTT protocols .
- Driver's License: Valid SA driver's license .
- Registration (Advantageous): Professional registration with ECSA as PrEng/PrTechEng .

- Fault Finding: Advanced troubleshooting and system optimisation skills .

We are seeking an experienced BMS professional to lead the controls scope for a complex HVAC system replacement in an operational aviation environment. This is an exciting opportunity to work on a critical infrastructure project.
The Role:
This is a project lead position. You will plan, lead, and manage the entire BMS lifecycle, including design, programming, and commissioning. You will be responsible for project timelines, budget, and ensuring that the final solution aligns with client expectations .
Key Responsibilities:
- Project Management: Lead BMS projects from conception to completion, collaborating with project teams and clients to ensure on-time delivery .
- Implementation: Manage the installation of BMS hardware, software, and troubleshooting during the installation phase .
- Integration: Support multi-system integration including HVAC, lighting, and power systems in a Schneider Electric EcoStruxure environment .
- Data Analytics: Support the development of backend systems and dashboards for a centralised BMS Control Room, defining KPIs and monitoring standards .
Minimum Requirements:
- Qualification: BTech / BEng / BSc in Electrical Engineering or Building Automation .
- Experience: Minimum 5+ years of experience in a BMS-specific role, in building management solutions .
- Technical Skills:
- Strong experience with either Schneider EcoStruxure or Niagara .
- Knowledge of electrical metering (LV/MV) and energy monitoring .
- Broad knowledge of MEP (Mechanical, Electrical, and Plumbing) systems .
- Driver's License: Valid SA driver's license .

- Leadership: Strong teamwork skills with the ability to lead or manage teams .
- Commercial Awareness: Good commercial awareness and understanding of project costs .
