POSITION OVERVIEW
We are seeking a proactive, hands-on, and detail-oriented Building Manager to oversee the daily operations, maintenance, and cleanliness of a brand-new sectional title development. As this is a newly completed building, the successful candidate will play a crucial role in establishing high standards of upkeep, managing on-site staff, and ensuring all facilities and equipment remain in excellent working condition from day one.
You will serve as the primary on-site representative, acting as the eyes and ears on the ground to ensure a safe, clean, and premium living environment for all residents, while reporting directly to the off-site Portfolio Manager.
MAIN DUTIES & RESPONSIBILITIES
1. Maintenance & Technical Oversight
- General Upkeep: Perform and assist with minor repairs and general maintenance in and around the buildings to ensure they are completed promptly.
- Routine Inspections: Conduct regular, structured inspections of all common areas, plant equipment, fixtures, and fittings to ensure they remain clean, safe, and in excellent condition.
- Lighting Maintenance: Run routine checks on all lighting systems throughout the common areas and basement parking, replacing bulbs and fuses immediately when required.
- Contractor Coordination: Supervise specialized repair works by external professionals to ensure technical systems are functioning optimally.
- Preventative Planning: Work closely with management to schedule preventative maintenance and coordinate larger asset projects.
2. Staff & Contractor Management
- Team Supervision: Manage the on-site cleaning team, ensuring the entire premises, common areas, and grounds are kept immaculate and tidy.
- Stock Control: Issue daily cleaning materials and consumables to staff while maintaining an accurate log of stock levels.
- Waste Management: Oversee waste disposal and recycling processes to ensure proper sanitation and promote sustainability within the development.
- Health & Safety Compliance: Conduct mandatory Site Inductions with external contractors in accordance with health and safety regulations, promoting safe work practices at all times.
- Service Provider Relations: Monitor external contractors to ensure they adhere to building rules, maintain a clean workspace, operate free from hazards, and deliver cost-effective, quality work.
3. Administration & Reporting
- Incident Response: Respond promptly to operational maintenance requests and emergencies reported by residents or management.
- Record Keeping: Maintain accurate, organized records of all maintenance activities, repairs, contractor visits, and inspections.
- Operational Reporting: Provide clear daily and weekly updates to the off-site Portfolio Manager regarding maintenance status, staff performance, and on-site incidents.
KEY SKILLS & REQUIREMENTS

- Exceptional Time Management & Punctuality: Ability to prioritize tasks effectively in a fast-paced environment and maintain a reliable on-site presence.
- Strong Problem-Solving Abilities: A proactive mindset to identify building defects or operational bottlenecks and resolve them efficiently.
- Excellent Communication Skills: Ability to interact professionally and diplomatically with residents, trustees, cleaning staff, contractors, and management.
- High Attention to Detail: A naturally observant eye capable of noticing minor maintenance issues before they escalate into costly problems.
- Practical/Hands-on Aptitude: Basic handyman skills (e.g., minor plumbing, painting, electrical touch-ups) are highly advantageous.
- Digital Literacy: Proficiency in Microsoft Office suite, Google Workspace and other online Applications.
- Transport: A valid driver’s license and own reliable transport is essential.
