Midstream Ridge HOA is seeking a highly organised, detail-oriented, and service-driven individual to join the team as an Estate Control Officer. The successful candidate will be responsible for ensuring compliance with Residential Estate rules, overseeing construction activities, and maintaining the overall standards and aesthetics of the Residential Estate.

CANDIDATE’S MINIMUM REQUIREMENTS

· Matric (Grade 12)

· A sound understanding of common law and contract law, residential construction, building maintenance, or office administration is essential

· Minimum of 5 years’ relevant experience

· Valid driver’s licence and own reliable transport

· Computer literacy (MS Excel, Word, Outlook).

Job specification

The successful candidate will be responsible (but not limited to):

1. Estate House Rule Application – Construction

Manage building site handovers, including recording and administration
Conduct regular building site inspections (50+ sites)
Identify and report Occupational Health & Safety (OHS) risks
Address and communication of rule infringements (first-line communication)
Perform final inspections of new and special projects
Compile monthly construction progress reports (50+ sites)
Conduct aesthetical compliance inspections and report rule infringements
Resolve first-line queries and conflicts
Perform annual site compliance and tidiness inspections

2. Estate House Rule Application – General

Investigate, apply, and report on all house rule infringements
Monitor and report on estate agent activities
Manage staff allocation and report on road safety infringements
Conduct daily inspections of aesthetical rule compliance

3. Administration

Review and respond to contractor queries (verbal and written)
Schedule and follow up on house rule compliance target dates

4. Estate Inspections

Conduct inspections and report on estate facilities

5. Ad Hoc Projects

Participate in and support various estate-related projects as required

Pay: R43 000,00 per month
