Our client is seeking a strategic Financial Manager with deep expertise in property accounting and investment analysis to oversee their financial health and systems.
As the Financial Manager, you will be responsible for the full financial lifecycle of our clients property portfolios. You will leverage MRI Software to manage property data, lead financial reporting, and provide the investment analysis necessary to drive high-yield acquisitions and development projects.
KEY RESPONSIBILITIES
Manage the full accounting function, ensuring all property-related transactions are recorded accurately within MRI or similar property systems.
Perform DCF (Discounted Cash Flow) modelling, IRR calculations, and yield analysis to evaluate potential new developments and acquisitions.
Act as the super-user for MRI property accounting software, optimizing the system for rental billing, recoveries, and portfolio reporting.
Prepare comprehensive monthly and quarterly management packs, focusing on property performance, occupancy rates, and variance analysis.
Lead the year-end audit process and ensure full compliance with South African tax laws and IFRS standards specifically related to investment property.
Oversee portfolio-wide cash flow forecasting to ensure liquidity for ongoing developments and debt servicing.
QUALIFICATIONS & REQUIREMENTS
Bachelor’s degree in Accounting or Finance
Completion of articles advantageous - CTA or CA (SA) qualification is highly advantageous
Extensive experience with MRI Software, MDA, or Pastel for property management and accounting.
Deep understanding of the South African property market dynamics, including recoveries, municipal reconciliations, and property valuation methods.
Expert-level Excel skills; ability to build complex, scalable investment models and dashboards from scratch.
Strong leadership skills and the ability to present financial risks and opportunities to executive stakeholders.
5+ years of financial management experience specifically within the property development or real estate investment sector.
