Tsebo Facilities Solutions is looking for a Building Facility Manager to manage and optimise the operational performance, maintenance, statutory compliance, and lifecycle management of assigned facilities. The role is responsible for ensuring safe, reliable, efficient, and cost-effective building operations that support client business objectives, deliver exceptional occupant experiences, and achieve all contractual, financial, and service level obligations.

Facilities Operations Management
- Ensure the effective day-to-day operation of assigned buildings and facilities.
- Monitor and maintain service delivery standards in accordance with contractual requirements.
- Manage operational risks and implement corrective actions where required.
- Ensure availability and reliability of all critical building systems and infrastructure.
- Coordinate emergency response activities and business continuity requirements.
Asset and Maintenance Management
- Develop and implement planned preventative maintenance (PPM) programmes.
- Ensure all statutory inspections, testing, and maintenance activities are completed timeously.
- Monitor asset performance and recommend replacement, refurbishment, or lifecycle interventions.
- Oversee corrective and reactive maintenance activities.
- Manage work orders through the CMMS/CAFM platform.
SHEQ and Statutory Compliance
- Ensure compliance with all applicable legislation, regulations, and Tsebo SHEQ standards.
- Conduct risk assessments and ensure implementation of mitigation measures.
- Manage statutory inspections and compliance documentation.
- Participate in audits and drive closure of audit findings.
- Promote a culture of safety, health, environmental responsibility, and quality performance.
Client Relationship Management
- Develop and maintain professional relationships with clients, occupants, and stakeholders.
- Act as the primary point of contact for facility-related matters.
- Resolve complaints and service issues within agreed timelines.
- Conduct regular client engagement meetings and site inspections.
- Identify opportunities to improve service delivery and enhance client satisfaction.
Contractor and Supplier Management
- Manage contractor performance against service level agreements and contractual obligations.
- Ensure contractors comply with safety, quality, and operational requirements.
- Review work quality and approve completed works.
- Manage permit-to-work processes and contractor access requirements.
- Support procurement and supplier performance initiatives.
Financial and Commercial Management
- Prepare and manage operational and maintenance budgets.
- Monitor expenditure against approved budgets.
- Identify cost-saving opportunities and operational efficiencies.
- Assist with monthly reporting, forecasts, and financial reviews.
- Support lifecycle planning and capital expenditure recommendations.
Project Coordination
- Coordinate minor projects, refurbishments, and asset replacement initiatives.
- Monitor project progress, costs, quality, and timelines.
- Liaise with clients, contractors, and stakeholders throughout project lifecycles.
- Ensure successful handover and close-out of completed projects.
People Management
- Lead, coach, and develop technical and operational teams.
- Conduct performance management discussions and development planning.
- Manage employee relations matters in accordance with company policies.
- Promote a high-performance and customer-focused culture.
- Ensure appropriate training and succession planning within the team.

Qualifications
- National Diploma or Degree in Engineering, Facilities Management, Building Services, Property Management, or related discipline
- Trade Test (Electrical, Mechanical, HVAC, Refrigeration, or related field).
- Facilities Management Professional Certification.
- Project Management qualification.
- SAMTRAC or equivalent SHEQ qualification.
Experience
- 5–8 years' experience within Facilities Management or Building Operations.
- Experience managing technical maintenance programmes.
- Experience managing contractors and service providers.
- Experience managing budgets and cost controls.
- Experience engaging with corporate clients and stakeholders.
