Senior Accounts Receivable Controller

The company has delivered successful projects across Zimbabwe, Zambia, Mozambique, and South Africa, and serves as Asset Manager of the ZSE-listed Tigere REIT. Terrace Africa is a vertically integrated business spanning property development, property management, and asset management, with offices in Harare and Johannesburg.

Job Summary:
We are seeking an experienced Senior Accounts Receivable Controller to take full ownership of the AR function across multiple portfolios and jurisdictions. This role requires a seasoned finance professional who can independently manage complex billing, reconciliations, VAT compliance, and reporting across a multi-property, multi-stakeholder environment, while supporting audits, budgeting, and cross-functional teams.

Key Responsibilities:

Billing & Invoicing

Run and process invoices and manage billing imports.
Review and manage billing schedules.
Prepare and send tenant/customer invoices.
Collate and review meter readings to support accurate utility billing.

Collections & Credit Control

Monitor outstanding balances, manage aging reviews, and drive follow-ups on overdue accounts.
Issue and track Letters of Demand (LODs) and monitor LOD expiry.
Prepare and update customer/tenant statements.

Reconciliations & Reporting

Reconcile reports and manage x3 (Sage X3) balancing and reconciliations.
Prepare AR aging reports, weekly and midmonth cashflows, and MPS/ad hoc reporting.
Collate turnover schedules and manage turnover reporting for portfolio properties.
Prepare Mopani and Ringsmoke portfolio reporting and assist with related budget preparation.
Prepare Platt reporting and legal reporting as required.

VAT & Compliance

Review and manage fiscal VAT schedules.
Respond to VAT queries and support statutory compliance requirements.

Stakeholder Management & Support

Liaise with Trust Managers (TM) and Platt on reporting requirements and auditor queries.
Attend and contribute to billing review meetings with Managing Agents (MA), Back Office (BO), and Facilities Managers (FMs).
Provide assistance and query resolution to Managing Agents.
Manage x3 contact imports and system data integrity.
Provide training and support to team members as required.

Requirements:

Degree or Diploma in Accounting/Finance.
8+ years' experience in Accounts Receivable, ideally within property, real estate, or multi-portfolio environments.
Working knowledge of Sage X3 (or similar ERP) and workflow tools such as Kissflow, plus advanced Excel skills.
Experience with multi-jurisdictional VAT and fiscal reporting (Zimbabwe/regional exposure advantageous).
Strong reconciliation, analytical, and reporting skills.
Excellent stakeholder management skills, with the ability to liaise confidently with managing agents, auditors, and cross-functional teams.
Proven ability to work independently and manage multiple portfolios simultaneously.
Must have African exposure — non-negotiable.

Pay: R27 000,00 - R35 000,00 per month
